Home Staging Techniques: Grow the Space Start Fertilizing Now!

Seriously, buyers are buying space.

Space is a premium so you want to make the most of yours.

When selling your home think of ways of making the rooms look bigger.

You can do a number of things just by moving furniture around and getting creative.

Edit your furniture Firstly in your main rooms try and thin out the furniture. If you have a number of side-tables and footstools could you move one or two out of the room.

If you are presenting a two bedroom home then do you need 2 sofas and 2 easy chairs in the main reception room? Take one of the sofas out and create a comfortable, and more spacious room with just 1 sofa and two easy chairs in a conversational U arrangement.

In the bedroom do you need those two large wardrobes and those two chest of drawers? Consider packing some of your surplus clothes away and putting some furniture into storage.

Increase the amount of visible floor The more floor that can be seen the larger a room will feel.

So get everything you can off the floor and into cupboards or into the garage, loft or shed.

Little things like clearing away a pile of magazines by the edge of a coffee table and even introducing less blocky furniture, like glass side tables can help to increase the amount of viewable floor space.

Keep the lines of sight in the room clean .

Clear away stuff stored on top of kitchen and bedroom cupboards, these make a room feel over stuffed and suggest a lack of storage space.

If you have large, dark or visually heavy pieces of furniture then be careful where they are placed in the room. Pieces like these too close to the door or windows can make a room feel small and poky.

If you can do without that extra wardrobe in the bedroom then store it away or sell it and make the room feel bigger and more spacious.

Time to get packing I like to suggest that if you are selling, consider renting a storage unit for a couple of months. Pack up all those things you wont need for the next few months like last seasons clothes, holiday stuff that you dont need and any long term stored items that you will have to pack up before the move. The great thing about this is not only will your home feel larger but also you have tackled some of the packing before the big day.

I dont say that every room should be painted in light/pale colors, but in small rooms, especially rooms that are used mostly during the day, a light or pale color will help to increase the feeling of size and space.
